Will planning permission be needed for a conservatory?

Conservatory designs that fulfil the limits and conditions to be Permitted Developments do not require planning permission.

So that means no planning application has to be submitted and the project can proceed without delay.

Are porches subject to planning permission?

If you want to extend at the front, side or back with a porch, Permitted Development regulations are different to those for conservatories.

There’s not as many of them and if a porch satisfies them, you don’t need to make a planning application:

  • the ground floor area (measured externally) would not exceed three square metres.
  • no part would be more than three metres above ground level (height needs to be measured in the same way as for a house extension).
  • no part of the porch would be within two metres of any boundary of the dwellinghouse and the highway.

How the whole planning process works

You can submit a planning application through the post, via email, or do it online using the Planning Portal, the national planning application service.

The cost of applying varies from place to place and you can find out the charge by using the Planning Portal’s fee calculator.

Once an application has been submitted, it will be assessed by the relevant local authority and upon validation, will go to a public consultation. Lasting three to eight weeks, this presents affected neighbours with an opportunity to express any concerns or objections they have with the project. Notification of approval or rejection will normally be confirmed after eight weeks, but can be longer for complex undertakings.

Most planning applications are approved, with just a 14% rejection rate in England, and you hardly have to do anything when you appoint Speedy.
