How To Make Your Home More Appealing To Buyers

How To Make Your Home More Appealing To Buyers

Britain’s fragile economy is having a direct effect on our housing market if current statistics are anything to go by.

In September, the number of homes sold in the UK fell by nearly 40%, and Nationwide has already forecasted a 8-10% drop in house prices next year.

It’s not really what you want to be hearing if you are thinking about selling your house or it’s already up for sale. However, you can get a sale over the line, and at an acceptable price, if you make the property very sellable, which it’s likely to be if you take these important steps.

Prepare any essential paperwork

You run the risk of having the sale of your house fall through if you don’t have all the necessary paperwork that will be asked of you by a buyer’s solicitor. So, check that you have everything before it goes on the market.

Land registry documents and the Energy Performance Certificate (EPC) for the property will be imperative. If you have had replacement windows fitted in the last few years, you will also need to hand over a FENSA or CERTASS certificate, and the same goes for if you’ve extended, as you will likely have planning permission and / or building regulation certificates.

Make your interior lighter

Space is a commodity that many house buyers look for and you can use the light of the sun to generate a feeling of space indoors.

Keep on top of cleaning your windows so that the sun can easily pass through the glass, and have mirrors fitted close to these windows so that they reflect light.

To lighten up the atmosphere further, choose lighter colours when updating your current colour schemes, repair any broken lights, move anything that’s obstructing your windows, try a new furniture layout to create space and have a skylight or bi-folding door installed to offer the sun an easy passage inside.

Have windows with a wow factor

The kerb appeal of a house will largely rest on the look of its windows and a survey carried out by the HomeOwners Alliance has confirmed this, with 71% of people saying they regard “Windows in good condition (no signs of rot or flaking paint) as being the most important kerb appeal feature.

Would you confidently say that your windows are in great shape? If you can’t, they should be replaced.

Rotting and flaking never occurs when you have our UPVC and aluminium designs fitted as they have weather-resistant finishes and you only need to give them the occasional clean to retain their stylish look.
